A government consent or a C/O are searched at the land registry which is, a closed registry. Not all lawyers can do a document search.

Probate Registry: Where the owner of a c/o or Government consent is deceased, a will earlier lodged before his demise or letter of administration by the closest family member will suffice
Social Search: When a property does not have a title, the risk is higher. The process must involve:
- Searching with the survey
- Go seek the Baale or king of the community and hold a meeting with them in the presence of a videographer
- Have them attest by signature

Documents and titles: Purchase receipt, registered survey plan, deed of assignment, C/O or root title, approved building plan
