A government consent or a C/O are searched at the land registry which is, a closed registry. Not all lawyers can do a document search.

Concerning lands on which there seem to be disputes, one can verify by searching lagoslispendens.com

Probate Registry: Where the owner of a c/o or Government consent is deceased, a will earlier lodged before his demise or letter of administration by the closest family member will suffice

Social Search: When a property does not have a title, the risk is higher. The process must involve:

  1. Searching with the survey
  2. Go seek the Baale or king of the community and hold a meeting with them in the presence of a videographer
  • Have them attest by signature

Etc.

We search the surveyor general’s office to verify if a survey has been registered or not

Documents and titles:  Purchase receipt, registered survey plan, deed of assignment, C/O or root title, approved building plan
